When you find the right home, Melissa Dalton will prepare a comprehensive comparative market analysis to help determine the property’s current market value. She will review recent comparable sales, current competition, market conditions, and the property’s condition before developing a competitive offer strategy.
Melissa will prepare the Residential Purchase Agreement and explain the important terms, including price, financing, contingencies, deposits, requested credits, included items, and the proposed closing timeline. In Southern California’s competitive markets, the structure and terms of an offer can be just as important as the price.
Dalton Premier Realty will present your offer to the listing agent, negotiate on your behalf, respond to counteroffers, and help you make informed decisions without losing sight of your budget and goals.
With Dalton Premier Realty’s Buyer Closing Cost Credit Program, buyers receive a negotiated portion of the brokerage compensation as a credit toward eligible closing costs. The amount and terms of the credit are documented in the Buyer Representation and Broker Compensation Agreement and disclosed to the lender and escrow.
The credit may help pay eligible lender fees, escrow and title charges, prepaid expenses, discount points, or an approved interest-rate buydown. It reduces the amount the buyer must bring to closing but is not paid as unrestricted cash.
Credits are subject to the buyer’s actual eligible closing costs, the compensation received by Dalton Premier Realty, lender approval, loan-program requirements, and applicable law. Buyers should consult their lender and tax professional regarding their individual circumstances.
